Module Filtering? Extension or other way available?

Working on a site that lists rental properties. They want to have all the properties listed in a list format, with the ability to filter out results based on certain criteria (number of guests, for example).
Does anyone know of a good extension that allows you to build in this functionality, and have a sidebar module that acts as a content filter?
