Hi,
I have the same problem. I can't edit nor create some particle modules. I only can create "branding", "copyright", "custom html", "date", "Joomla Articles", "logo/image", "menu", mobile menu", "social" and "to top" particles, but not others.
I've followed your instructions, and I've downloaded and installed joomla-pkg_gantry5_develop.zip, cleared the cache and update Gantry, but it doesn't fix the problem.
I leave you the keys to access the web site and FTP, in private tab.

1. Please don't post in solved topics or we might miss your post altogether. You should always create your own new topic. You can always cross reference to another post if you think it's useful in your own topic.
2. You then used the "report" button to report the topic as unanswered after 20 hours. We try to answer most topics within 48 hours but at weekends or busy times it can take longer so please allow at least 48hrs before using the report button.
If you started with the bundle you won't have all the modules that you would if you started with a rocketlauncher. Instead there will be particles directly on the layout of your outline which you can edit by clicking on the setting of the particle on the layout. So which item do you specifically want to edit? Please do a screenshot of your problem and annotate to make it clear.

Admin login details do not work. But it will be because you don't have the Xenon template marked as the default template in template manager (marked with the "star" icon).
